if they say buy, then ask if they would like an agent to reach out to assist in the home search

Ok great, I will have one of our top agents get that out to you right away, what is you best email address for you?

ok great thank you, and what is your first name?

if you can match the first name to the record name, then ask if they still own the property at (street address) and if that is the property that are interested in getting updated valuation

last question try to ask: If someone was to come along and offer you 20% over market value...in all cash, with no contingencies, would you consider accepting an offer like that?

well, we work with dozens of buyers at any given time, and it is definitely possible that some of our current active buyers would be interested…do you have a number in mind that would make sense to you?

I’m sure you would never do anything unless it made sense, right?
